Kingsway Arms Management Services (KAMS) was established in 1997 by Patrick Byrne to provide acquisition, development and management services for retirement residences in suburban centres and towns.
KAMS is focused on creating a branded portfolio of retirement residences across Canada representing the mid-market independent / supportive living niche.
Kingsway Arms properties have the look, feel and experience of a quaint inn where “everybody knows your name”. Think of us as a hotel for seniors, like a Holiday Inn.

The Villages at Bowmanville Creek
This is Kingsway Arms’ latest proposal, The Villages at Bowmanville Creek. This modern seniors campus will be comprised of a number of one storey bungalows, apartments, condos, a full-service retirement home and a cognitive impairment home.
2008-2011Laval, QC
Villagia
This was our fourth new build and part of the pension fund lending program, it had a cost of $66,000,000. It was comprised of a 160 unit retirement home and 140 senior’s condos. This home was sold in 2011.
2008-2010Mission, BC
Kingsway Arms at Cedarbrooke Chateaux
This project was our third new build at a cost of $32,000,000. We built 130 units fully equipped with an aqua fit pool, fitness centre, movie theatre, beautiful court yard with a mixture of large one bedroom suites. This home sold in 2011.
2007-2008Port Elgin, ON
Elgin Lodge
This was an acquisition of an existing 66 unit retirement home. In 2008-2009 we expanded the home by adding another 65 new units, aqua fit pool, fitness centre and activity area for $8,000,000. This was our tenth LP and was sold to Lanesborough REIT in 2008.
2006-2007Kanata, ON
Walden Village
This was an acquisition of an existing 80 unit retirement home. In 2009/2010 we expanded the home by adding 40 new units, a new kitchen and a new dining room for $6,000,000. This was our ninth LP and was sold in 2013.
2004-2006Bowmanville, ON
Kingsway Arms at Clarington
This project was our second new build. Originally it was 126 units for a cost of $21,000,000. We opened in the spring of 2007, in 2009 we retrofitted the wing on the first floor and converted 16 rooms into a cognitive impairment floor opening in 2010. This was our eighth LP and sold in 2007 to Lanesburough REIT and then purchased back by our public company Kingsway Arms Retirement Residences Inc., ‘KARR’ in 2012 and sold by ‘KARR’ in 2014.
2004Carlton Place, ON
Carlton Place Manor
This was an acquisition of an existing 65 unit home. In 2006/2007 we expanded the home by 60 more units, adding a new dining room, new kitchen for $4,000,000. This was our seventh LP and was sold in 2013.
2003-2004Toronto, ON
Kingsway Arms at McCowan
This project was our first new build, originally it was 155 units at a cost of $22,000,000. We opened in 2005 and in 2007 we retrofitted the six floor and converted 26 rooms into a cognitive impairment floor opening in 2008. This was our sixth LP and was sold in 2012.
2002Peterborough, ON
Applewood Manor
This project was an acquisition of an existing 120 unit retirement home that originally was a hotel which had been converted by the previous owner. We completed a $2,000,000 retrofit in 2004/2005. This was our fifth LP and was sold in 2007.
2001Ottawa, ON
St. Joseph Manor
this was an acquisition of a privately owned Alzheimer facility that was run by a family and was housed in a historical building. During 2006/2007 we completed a 25 room expansion and a retrofit for $3,500,000. This was our fourth LP and was sold in 2013.
