Kingsway Arms Management Services (KAMS) was established in 1997 by Patrick Byrne to provide acquisition, development and management services for retirement residences in suburban centres and towns.
KAMS is focused on creating a branded portfolio of retirement residences across Canada representing the mid-market independent / supportive living niche.
Kingsway Arms properties have the look, feel and experience of a quaint inn where “everybody knows your name”. Think of us as a hotel for seniors, like a Holiday Inn.

Villa Orleans
This was an acquisition of a family run business that was on a small campus. They had senior apartments and a retirement home which we expanded in 2005 adding 40 new rooms, a new kitchen, new dining room and common areas for $6,500,000 in 2005/2006. This was our third LP and was sold in 2013.
2000Windsor, ON
Maisonville Court
This project was an acquisition of an 80 room retirement home, we added an additional 10 rooms and went through a $1 million retrofit. This was our second LP and it was sold in 2011.
1999Hamilton, ON
Durand Seniors Residence
This this an acquisition of a 65 unit retirement home. We expanded the home by 30 rooms and added new common areas for a cost of $2,300,000. This was our first LP and the home was sold in 2005.
1997Toronto, ON
Bradgate Arms Hotel
This project was an acquisition of a luxury boutique hotel located on Avenue Road at St. Clair which we converted into an upscale retirement home. It was sold to the Reichmans in 1999. This was Pat’s first deal in the industry and he started the management company at that time.
